DEPOSIT DEED
FOR CRYPTOGRAPHIC KEY
(BLOCKCHAIN ESCROW - MULTISIG SYSTEM)

Before me, [NOTARY NAME], Notary Public of [JURISDICTION/BAR ASSOCIATION], with office in [LOCATION],
APPEAR:
On the one hand, as DEPOSITOR/BUYER:
Mr./Ms. [FULL NAME], of legal age, of [NATIONALITY] nationality, domiciled at [ADDRESS], holding [ID TYPE] number [NUMBER].
And on the other hand, as DEPOSITOR/SELLER:
Mr./Ms. [FULL NAME], of legal age, of [NATIONALITY] nationality, domiciled at [ADDRESS], holding [ID TYPE] number [NUMBER].
Both appearing in their own name and right.
I identify them by their respective documents noted above and deem them to have the legal capacity necessary to execute this DEPOSIT DEED, and for such purpose:
RECITALS
FIRST.- The appearing parties have agreed to execute a real estate transaction for the property described as:
[PROPERTY DESCRIPTION: Type, location, area, registry data, cadastral reference]
SECOND.- To guarantee the completion of the transaction, the parties have decided to use a blockchain-based escrow system (Stellar & Ripple Network), through a 2-of-3 multisignature (multisig) mechanism.
THIRD.- This system requires three (3) private cryptographic keys, of which:
- One (1) key is held by the BUYER
- One (1) key is held by the SELLER
- One (1) key will be deposited with the authorizing Notary
FOURTH.- The release of funds from escrow requires the signature of AT LEAST TWO of the three keys.
FIFTH.- The appearing parties, JOINTLY, VOLUNTARILY and without third-party intermediation, have decided to designate the authorizing Notary as custodian and public witness of the third cryptographic key.
SIXTH.- This designation is made DIRECTLY between the parties, and the technology platform Cuandeoro (operated by Finelife Limited, CRO SR7882322, Ireland) is NOT a party to this agreement, has NOT intervened in the selection of the Notary, and has NO control over the deposited key.
GRANT
FIRST.- OBJECT OF DEPOSIT
The appearing parties deposit with the authorizing Notary the following cryptographic information:

SECOND.- IRREVOCABLE MANDATE
The appearing parties, by mutual agreement, grant the authorizing Notary an IRREVOCABLE MANDATE to:
- Custody the deposited private key with the highest professional diligence.
- Use said key ONLY to sign the blockchain transaction for the release of funds.
- NOT reveal the key to third parties under any circumstance.
- Securely destroy the key once the operation is completed or cancelled.
THIRD.- CONDITIONS FOR SIGNING
The Notary shall use the deposited key to sign the blockchain transaction ONLY when ALL of the following circumstances are met:
- Both appearing parties have given their consent in an authenticated manner (in person or through qualified electronic signature).
- The Notary has verified the transaction documentation and found no irregularities.
- There are no pending disputes between the parties.
- The applicable legal and tax requirements have been fulfilled.
- There are no indications of money laundering, fraud, or other illicit activities.
FOURTH.- EXPRESS PROHIBITION
The Notary shall NOT sign the transaction if:
- Either party withdraws their consent.
- They receive instructions from Cuandeoro Ltd. or any third party not party to this agreement.
- They detect indications of irregular or illicit activity.
- The documentation presents substantial defects.
FIFTH.- IRREVOCABILITY
This mandate is IRREVOCABLE except by express written agreement of BOTH appearing parties. No third party, including the Cuandeoro platform, may modify, suspend, or revoke this mandate.
SIXTH.- TERM
The deposit shall have a maximum duration of [NINETY (90)] calendar days from the date of this deed. After said period without the transaction being completed:
- The Notary shall proceed to securely destroy the deposited key.
- A Destruction Certificate shall be issued certifying the invalidation of the key.
- The funds shall remain locked until the parties agree on a new solution.
SEVENTH.- TRACEABILITY REPORT
The Notary commits to include in the final deed of the transaction a Blockchain Traceability Report containing:
- Hash of the initial deposit transaction
- Hash of the release transaction (if applicable)
- Timestamp of all operations
- Certification that the movements match the authorized instructions
EIGHTH.- FEES
The notarial fees for this deposit deed amount to [AMOUNT] [CURRENCY], to be paid by [BUYER/SELLER/BOTH].
NINTH.- DECLARATION OF INDEPENDENCE
The authorizing Notary expressly declares that:
- They have NO employment, commercial, or agency relationship with Cuandeoro Ltd. or with Finelife Limited.
- They have been designated DIRECTLY by the appearing parties.
- They act in the exercise of their public notarial function, with complete independence.
- Their only obligation is to the appearing parties and to the law.
EXECUTION AND AUTHORIZATION
I read this deed to the appearing parties, who find it in conformity, approve it, ratify it, and sign it with me, the Notary, who attests to its content, to the identity of the appearing parties, that consent has been freely given, and that the execution conforms to the law and the duly informed will of the appearing parties.
I also attest to the content of the private key deposited in the sealed envelope.
