What is a non-custodial escrow?
A smart contract that holds funds (EURC) on the blockchain. No one — not CuanDeOro, not the agency, not the buyer — can move the funds unilaterally. They are only released when the agreed conditions are met (deed signing, end of lease, etc.).
Does the buyer need to know about blockchain?
No. The buyer sees a simple payment gateway. They deposit euros and the platform handles the conversion to EURC transparently. No wallet, no crypto, no technical knowledge required.
How much does it cost for the agency?
€0. The agency pays nothing. The fee (1.5% for sales, 2% for swaps, €3–5 for deposits) is paid by whoever deposits the funds. The agency also receives its commission automatically from the escrow.
Is it legal? Does it comply with regulations?
Yes. CuanDeOro Ltd is registered in Ireland, complies with GDPR, and applies KYC/AML procedures in accordance with the EU Anti-Money Laundering Directive. EURC is a stablecoin issued by Circle (regulated under MiCA in the EU). The notary continues to participate in the deed as always.
What happens if there is a dispute?
The smart contract includes a resolution mechanism: first, the parties propose an amicable split. If no agreement is reached within the deadline, an independent arbitrator (designated when the escrow was created) decides the distribution. Everything is recorded on-chain as evidence.
How does the seller receive the funds?
After the deed is signed, the notary confirms on-chain and the EURC is released to the seller's wallet in ~5 seconds. The seller can convert to euros at their bank via off-ramp (SEPA transfer from Circle).
